Al fine di favorire l'alienazione dell'immobile, occorre affidare i servizi di intermediazione immobiliare a un professionista, il cd. “real estate broker” o “associate broker”, in possesso dei requisiti speciali previsti dalla normativa locale.

Chiarimenti
According to Section 10 of the ITT, "Envelope A: means the administrative dossier to be submitted to the Mission through Traspare in the First Stage (Selection Process) containing the Administrative Documents".
Please refer to Section 2 of the ITT for a list of documents that must be submitted at this First Stage, and in particular:
- Tenderer’s information - TI (Annex 1), signed by the Tenderer, which includes Evidence (type of documentation supporting the brokerage firm’s 2023 total sales volume and individual sales documentation as set forth in Sections 6.1 & 6.2);
- Admission Requirements Document - ARD (Annex 2), signed by the Tenderer and a legal representative of Tender’s brokerage firm, if applicable.
- Privacy Notice (Annex 3), signed by the Tenderer;
- Copy of Tenderer’s valid identity document;
- Copy of Tenderer’s valid Broker’s Real Estate License or Associate Broker’s license.
At this First Stage, do NOT insert any additional information, except what is expressly requested in Section 2. Tenderers must NOT include any reference to the marketing plans for the Property or commission proposals in Envelope A. Inserting any marketing plan or commission proposals inside Envelope A will result in automatic exclusion from this procedure.
1) QUESTION: "If the Tenderer can list 5 sales here without expanding to include sales done by others at the brokerage, is that acceptable, or should I add more lines to include more sales that meet the criteria?". ANSWER: According to Section 2 of the ITT, "Participation in the First Stage should be completed only by those INDIVIDUAL Tenderers who are able to satisfy all requirements INDIVIDUALLY (i.e., and NOT collectively with a group of individuals who together meet requirements, or a “sales team”) set out in this ITT". You must NOT include sales done by OTHERS at the brokerage.
2) QUESTION: "The Tenderer can complete each slot in this section without needing to include transactions from other agents at the brokerage. If the Tenderer's sales fully meet the requirement, there is no need to also include sales from other agents at the brokerage, or should I add more lines to include more sales that meet the criteria?". ANSWER: See above.
3) ADDITIONAL CLARIFICATION: Please refer to Section 8.3 of the ITT for further details on the maximum total score attributable to each INDIVIDUAL Tenderer.
1) Correct. For 2021 and 2022 same criteria as 2023.
2) A list of sales with addresses and prices is acceptable. Same for any publicly available listings and data from firms or other publications (e.g. TRD analysis).
